FHA False Turn-Down Review

FHA Loan Denied? The Reason Matters More Than the Word “Denied.”

An FHA denial can come from an actual FHA requirement, a lender overlay, automated underwriting, debt-to-income, credit history, Chapter 13, student loans, CAIVRS, employment, reserves, manufactured housing, or an incorrect/incomplete income calculation.

What a serious FHA second review looks for

Manual underwriting

Some files that do not receive an automated approval may still have a legitimate manual-underwriting path when requirements are met.

Compensating factors and reserves

Debt ratio is not evaluated in isolation when a manual file is otherwise eligible.

Chapter 13, collections and student loans

These issues need the actual FHA rules applied to the documented facts rather than assumptions.

Income, employment and CAIVRS

Multiple jobs, gaps, variable income, federal debt or a calculation error can change what needs to happen next.

FHA requirements cannot be ignored. A second review is intended to determine whether the denial came from FHA itself, the lender's overlay, or the way the file was analyzed.

Authoritative FHA guidance

HUD states that a TOTAL "Refer" means the loan must be underwritten by an FHA Direct Endorsement underwriter, and that a mortgagee may not accept or deny an FHA-insured mortgage based solely on TOTAL.

FHA Single Family Housing Policy Handbook 4000.1 (HUD)

Handbook 4000.1 is HUD's current consolidated source for FHA Single Family policy. The actual file still must satisfy applicable FHA requirements.

WGLA does not promise approval or a particular closing time. The goal is to identify whether a legitimate financing path exists, what is missing, and what should happen next.
