Not ready to qualify through the traditional mortgage process today. HomeApproval is an FHA-backed pathway for eligible buyers. Participation and final homeownership remain subject to program requirements and qualification.

When You Need More Time.
HomeApproval is an FHA-backed homeownership pathway for qualified buyers who need more time before completing the FHA loan assumption.
We Evaluate Your File
We review your scenario to determine whether HomeApproval may be a fit. If it is, we explain your next steps and move you into the home-selection process.
You Choose Your Home
Once approved to move forward with HomeApproval, you choose an eligible home you want to purchase through the program.
You Execute the Homebuyer Agreement
You execute the Homebuyer Agreement and provide the required down payment, first month's HomeApproval payment, and any closing costs not covered by the seller. The seller may contribute up to 6% of the purchase price toward eligible closing costs, subject to actual costs and program requirements.
The Purchase Closes and You Move In
Once the home is under contract, plan on approximately 30-45 days for the purchase and closing process. The seller is paid at closing, and you move into the home through HomeApproval.
You Execute Your Approval Strategy
While living in the home, you complete the approval strategy established for your situation and the steps required to qualify for the FHA loan assumption.
You Qualify and Complete the Assumption
Once you satisfy the qualification requirements, you complete the FHA loan assumption and transition into permanent homeownership.

Estimate My HomeApproval Costs
The scenario form includes a HomeApproval estimate for funds needed to close. Estimates can change based on taxes, insurance, escrow requirements, prepaid items, seller contributions, and other transaction-specific costs.
How HomeApproval works: The property purchase closes first and the seller, builder, or manufactured-home dealer is paid at closing. The buyer then occupies the property through HomeApproval while executing the approval strategy. Once the buyer qualifies, the buyer completes the FHA loan assumption and transitions into permanent homeownership.
