Self-directed enrollment is available. A standard South Carolina residential file can move directly toward electronic signature without a required telephone conversation. Ownership, financial, title, probate, bankruptcy, foreclosure, manufactured-home, tenant, and under-contract exceptions are routed for review instead of being rejected automatically.

Step 4 of 6

Preliminary Seller Net and Financial Feasibility

This preliminary estimate identifies files requiring review. Verified payoffs, commissions, attorney charges, taxes, prorations, repairs, concessions, and the final settlement statement control.

Step 5 of 6

What M.A.P. Provides and What Enrollment Requires

What the seller receives

  • A financing-oriented strategy designed to expand the workable buyer pool.
  • Buyer inquiry routing and financing review through the M.A.P. process.
  • Coordination with the listing agent rather than replacement of the agent.
  • A property activation profile, property-specific marketing page, and buyer inquiry pathway after approval.
  • Transaction monitoring for offers, lender changes, concessions, and closing documents.

What the seller retains

  • Ownership until closing.
  • The right to accept or reject offers.
  • The existing listing-agent relationship under the separate brokerage agreement.
  • The right to consider a buyer using any lender.
  • The right to review expected net proceeds before accepting an offer.

Buyer lender choice

Buyers remain free to choose any lender. Financing through We Get Loans Approved or Mr. Mortgage LLC is not a condition of purchasing the property.

Seller incentive restriction after enrollment

During the enrollment term, the seller may not pay, promise, authorize, reimburse, relabel, route through another party, or otherwise provide an outside-lender buyer’s closing costs, rate buydown, lender-related credit, or equivalent financing incentive and may not be transferred, duplicated, reimbursed, relabeled, or provided in an outside-lender transaction. Every offer, lender change, concession, amendment, and final closing document must be reported through the M.A.P. transaction workflow.

The signed agreement controls enforcement. The website does not create or expand a damages obligation. The attorney-approved agreement must state the restriction, definitions, exceptions, cure rights, remedies, duration, reporting duties, and surviving obligations.
Step 6 of 6

Required Acknowledgments and Final Review

Submitting this request does not guarantee acceptance, a buyer, a loan approval, an appraisal result, a closing date, or a sale. Binding enrollment begins only as stated in the fully executed documents and company acceptance process.
