Turned Down for a VA Loan? Find Out What Actually Caused the Denial.
A denial from one lender does not automatically mean VA guidelines prohibit the loan. It may be an actual VA requirement, a lender overlay, an automated-underwriting result, an income calculation, residual-income issue, credit-history problem, federal-debt issue, appraisal issue, or missing documentation.
The question is not simply “Were you denied?”
The question is why. WGLA separates the actual rule from the lender's internal policy and from file-specific facts that may have been calculated or documented incorrectly.
VA requirement
If the controlling issue is an actual VA rule, the review should say so clearly and identify what would have to change.
Lender overlay
Some lenders impose requirements that are more restrictive than the underlying VA program.
Manual underwriting
An automated result is not the same thing as a universal prohibition. A manual path may exist in qualifying circumstances.
Calculation or documentation issue
Income, debts, residual income, CAIVRS/federal debt, credit history, appraisal or documentation may need a different analysis.
Authoritative VA guidance
WGLA reviews VA scenarios against current VA loan-guaranty guidance rather than treating another lender's denial as the rule itself.
VA Home Loans Materials and VA Lender’s Handbook (U.S. Department of Veterans Affairs)
Program guidance can change. The controlling requirements are the current VA guidance and the documented facts of the file at the time of review.
Get the file reviewed on the facts.
WGLA does not promise approval or a particular closing time. The goal is to identify whether a legitimate financing path exists, what is missing, and what should happen next.
