Momentum Assistance Program for FSBO Sellers

Selling It Yourself
Doesn't Mean Finding a
Qualified Buyer
by Yourself.

M.A.P. adds a financing strategy and buyer-review infrastructure to your For Sale By Owner property. You keep full control of your sale, your price, and your negotiations. M.A.P. helps make sure the buyers who come to you can actually get financed.

No sales call is required to begin a standard enrollment. Complete the seller intake and the system will route exceptions for manual review when needed.

The M.A.P. Difference

Marketing the Property Yourself Is the Easy Part. Getting the Buyer to Closing Is Where It Gets Hard.

Without a listing agent's network, a FSBO seller often relies on the buyers who find the property on their own. M.A.P. adds a financing-review path so an interested buyer who might otherwise walk away over a denial has somewhere else to go first.

01

Enroll the Property

Provide the ownership, property, listing, equity, lien, and decision-maker information needed to determine whether the property can enter the program.

02

Activate the Property

Complete the property story, listing information, marketing authorizations, and photo profile used to support the property-specific marketing experience.

03

Route Interested Buyers

Interested buyers can be directed into the M.A.P. mortgage-review process to evaluate standard, manual, and specialized financing paths that may fit the scenario.

04

Work Toward Closing

When a qualified buyer and acceptable offer come together, you and the mortgage team can work from a clearer understanding of financing requirements and transaction conditions.

Why This Matters

A Buyer Can Walk Away Before You Ever Know They Were Serious.

A buyer may like the home, have income and funds, and still disappear after being told no by a lender that does not pursue the file further. Without an agent's network filtering buyers for you, that loss can be invisible. M.A.P. creates another financing-review door for buyers who need a deeper look.

The strategy: do not rely only on finding a different buyer. When appropriate, determine whether the interested buyer can qualify through a different legitimate financing path.
What M.A.P. Adds

Financing Infrastructure for a Self-Represented Sale

  • A property-specific activation and marketing profile.
  • A financing-review path for interested buyers.
  • Direct coordination with you as the seller, since no listing agent stands between you and the process.
  • Review of standard, manual, and specialized mortgage possibilities when applicable.
  • Earlier visibility into cash-to-close, documentation, program, and approval barriers.
  • Internal tracking of your enrollment, buyer activity, offers, lender changes, and transaction actions.
You Stay in Control

M.A.P. Adds Mortgage Strategy. It Does Not Add a Listing Agent You Didn't Ask For.

M.A.P. is not a path into a brokerage relationship. You continue handling showings, negotiations, contracts, and the sale itself on your own terms. M.A.P. adds the financing and buyer-review infrastructure around the property, nothing more.

Understanding the Seller Contribution

"Up to 6%" Does Not Mean Every Transaction Uses 6%.

The actual seller-paid amount depends on the buyer's loan program, purchase price, eligible closing costs, prepaid expenses, rate strategy, transaction structure, and final contract. It cannot exceed applicable program limits or actual allowable costs.

Illustration only: On a $300,000 sale, 6% equals $18,000. The actual contribution could be lower. Commissions, taxes, title or attorney charges, payoff amounts, and repair obligations remain separate selling expenses.
Before You Accept an Offer

Review the Net, Not Just the Price

You should review estimated net proceeds based on verified transaction figures before accepting a contract. M.A.P. does not replace a closing attorney, tax adviser, or legal counsel within their professional roles, and does not provide the representation a licensed agent would.

  • Purchase price and financing type
  • Mortgage and lien payoffs
  • Closing charges
  • Seller-paid concessions and repairs
  • Estimated proceeds to you
Important Preferred-Lender Rule

The Buyer May Choose Any Lender. The Seller-Funded M.A.P. Financing Incentive Does Not Travel to an Outside Lender.

What Remains Allowed

  • A buyer may choose any lender.
  • You may review and accept an outside-lender offer, subject to the signed enrollment terms.
  • You may negotiate ordinary property-condition issues, prorations, and other items permitted by the signed agreement.
  • There is no exception that moves the seller-funded M.A.P. financing incentive to an outside-lender transaction.

What Is Restricted After Enrollment

  • Paying an outside-lender buyer's closing costs as the M.A.P. financing incentive.
  • Providing a rate-buydown or prepaid-expense allowance to replace that M.A.P. incentive.
  • Relabeling the financing incentive as a repair credit, reimbursement, price accommodation, or side payment.
  • Changing lenders and carrying the M.A.P. seller-funded financing incentive into the outside transaction.
This is a material enrollment condition. The legally effective signed agreement controls the parties' rights, restrictions, duration, termination terms, and remedies.

Frequently Asked Questions

FSBO Seller Questions, Answered Before Enrollment.

Do I need a listing agent to enroll?

No. M.A.P. does not require a listing agent. You continue handling the sale yourself; M.A.P. adds financing and buyer-review infrastructure around the property.

Does the buyer have to use We Get Loans Approved?

No. The buyer remains free to choose any lender. The seller-funded M.A.P. closing-cost assistance and equivalent financing incentives are reserved for eligible transactions financed through the M.A.P. preferred-lender structure and may not be transferred, duplicated, reimbursed, relabeled, or provided in an outside-lender transaction.

Can I accept an outside-lender offer?

Yes. The buyer remains free to choose any lender, and you may accept an outside-lender offer. The seller-funded M.A.P. financing incentive does not transfer to an outside-lender transaction, and there is no exception to that restriction during enrollment.

What if a buyer brings their own agent?

That is common in FSBO transactions and does not affect your enrollment. The buyer's agent may participate on the buyer's side of the transaction under whatever arrangement you and that agent agree to separately.

Do I have to speak with someone before signing?

Not for every standard file. A seller who understands the program and meets the automated criteria can request the electronic enrollment package directly. Non-standard enrollment files are routed to manual review.

Is a sale or loan approval guaranteed?

No. M.A.P. does not guarantee a buyer, offer, loan approval, appraisal, closing date, or sale. Mortgage approval depends on the buyer, property, loan program, documentation, underwriting, and other transaction requirements.
